Blue harbor sold merely half of their released homes in Phase 1. It doesn't take a biased sales counselor to inform you that the results were a BOMB. Remember, Belle Cliff sold out Phase 1 within a few minutes, leaving many disappointed. Phase 2 of Belle Cliff also sold out. It wasn't until Phase 3 that we noted slight resistance.
K. Hovanian is releasing their prices for their Phase 1 tomorrow, however "view homes" are expected to be in the $1.8Millions, with "non-view homes" in the lower $1Millions (1.1-1.2).
Is another bomb in the works?
Also, what's up with Phase 6 for Belle Cliff? What happened to one Phase release per month? Two "view homes" have been sitting for a few months now. Perhaps it's time for the counselors to actually do some work.

View lots versus Ridge lots???
What do you guys think? Which lots are hotter? At first I thought the lots with the potential views were totally in demand, but it seemed like the ones facing their back yards to the ridge sold quicker.
But now, there's 3 lots remaining facing the ridge (which I think are priced pretty fairly considering their lot sizes - true usuable sizes), but those aren't selling.
Also, what's up with Phase 6???
Anyone heard anything?

BUILDER INCENTIVES?
Anyone heard of any builder incentives/concessions now that the homes are selling a bit slower?
What do you guys think the Model for Plan 1 was listed and sold for such a low price. They recently sold a Plan 1 in Phase 4 for $1,413,000.
The Model was listed/sold for $1,420,000. Only $7,000 more for all
the upgrades (flooring, countertops, mouldings, built-ins, landscaping, surround sound)???
Any of you guys who've submitted bids for your countertops or flooring know that this is a total bargain! So, what's going on?

Blue Harbor had a dusty shoe preview of their models today, with the scheduled grand opening in a few weeks. Anyone attend the preview? Any ideas what prices are going to start at for the various plans?
